How Safe Are Your Electrics?

When did you last have your electrics checked? The recommended inspection for a Domestic Dwelling is every 10 years and every 5 years for rented accommodation. If you have not had a periodic inspection in the last 5/10 years it would be a good idea to call us in to undertake an Electrical Installation condition report. We will produce a 9-page report and list all of our findings. We can then discuss your options, we will never advise rewiring unless it’s absolutely necessary.

What is an Electrical Installation Condition Report? (EICR)

An Electrical Installation Condition report also known as an EICR is a formal document which is produced after the inspection and testing of an electrical installation within a property.

Do I Need To Have An EICR Done?

If you are a landlord and you are renting out your property it is your duty to ensure that the electrics within your property are safe, an EICR will highlight any defects. It is recommended that rented accommodation is tested and inspected every five years and it is good practice to have the property tested at every change of occupancy.

It is recommended that a domestic dwelling is inspected at least every 10 years. Most Insurers will not pay out on any electrical related claims if you do not have an EICR in place.

Commercial premises have a greater responsibility when it comes to health and safety due to dealing with members of the public and being a workplace for employees. An EICR is recommended every 3-5 years dependent on what type of business you may have. Commercial premises which are deemed special locations (e.g swimming pools & petrol stations) have a recommended periodic inspection every year.

Once your EICR has been carried out you will receive the report which will indicate either Satisfactory or Unsatisfactory. If your report denotes a Satisfactory outcome it means that it is safe for continued use and no immediate action is required. In the event of an Unsatisfactory report we will highlight and notify you of any C2 (Potentially Dangerous) or C1 (Immediately Dangerous) faults and then liaise with you about your options. We strive to give honest, professional, cost effective advice at all times. If you're looking for an electrician in Finchley, get in touch on 07590 211977.
